However there is a huge sign out front that says « First Month Free. ». But only their small 10X10 storage rooms are currently free the first month, which is misleading advertising. The overall experience has been positive, and I appreciate how new and organized everything is. However, since it is a new facility, I would suggest keeping a closer eye on the bathroom, as it was not in the best condition during my visit. My only complaint is the availability of moving carts. For such a large facility, I believe each floor should have at least two carts to make it more convenient for customers. One cart in the main floor isn’t enough, especially during busy times. I hope this concern is taken into consideration to improve the experience for everyone. Overall, a great place to store your belongings, and with a few small improvements, it could be even better!

I recently rented a unit here, and while everything looked fairly clean from the outside, I quickly realized that wasn’t the case. After moving some of my things, I noticed my clothes were covered in dust and dirt — the place was much filthier than it appeared. When I went to the bathroom to wash my hands, it was absolutely disgusting. The sink was black and grimy, clearly from people washing off dirt after moving their belongings. It’s obvious the bathroom hasn’t been cleaned in weeks. This is really disappointing and unacceptable for a newer facility that should be maintained regularly. ? .

I have tried so hard to be happy with this place, it’s close to my house, we moved in shortly after they opened so everything was nice and new, we got a unit on the main floor so no need to deal with the elevator. Thing is, it’s been problems from the start. We originally went in and toured the place as soon as they started offering tours, we requested to be notified when a unit in the size we wanted was available. We were told a certain date we would hear back, I waited a couple weeks past that date figuring construction often runs into delays. When I finally contacted them, they had no record of my reservation. They were able to get me a unit, no harm just annoying. The advertised first month free didn’t apply, no surprise there, typical bait and switch to get people in the door. Moving in was fine, great unit, we hated Public Storage so anything to get us out of there made us happy. Over the past year I have made many visits to the unit. I have seen an employee maybe 3 or 4 times out of probably 50+ visits. There is constantly trash all over the place. The loading/unloading area is always a mess, it’s painted concrete so when it rains and moisture gets on the ground in there (which it always does) it becomes very slippery. The carts they have are tiny and are rarely available. There is ALWAYS trash trucks or dump trucks blocking part of the entrance. Last month my rent went up by 21%, no notice that the rate was going up, I use Autopay which could have been a problem had I not noticed the additional $60 for that charge before I dropped my checking account into the negative. I sent an email to them asking how they would justify this increase considering nothing has changed or even been maintained. No response! Yesterday I stopped by on my way home from work, 3:30 PM on a Thursday and they had 2/3 of the loading/unloading/parking area roped off for no obvious reason. It’s spring break and Easter is this coming weekend. I needed to get to my unit to get my Easter stuff. People were double parked in the 2 available spots with other people parked on the side of the entrance. No signs explaining what was going on, nothing from management apologizing for the inconvenience. In summary, bad management, bad location, bad management. Did I mention bad management. UPDATE: See the “Owner response” below for further proof they don’t care. It’s clear that they didn’t bother actually reading my genuine customer feedback, nor do they offer to do anything about any of the issues I described. Just empty platitudes to make it seem like they care just by responding. NEW UPDATE: The Assistant Manager from this location reached out to me yesterday to re-assure me that my concerns are indeed important to them. She asked for more information about certain points and sounded like she really wanted to try and address as much as possible. I’m going to add a star to this review as a result of her effort. At first glance the facility seems perfect. With time however, I have come to see the major shortfalls of the facility and the company that owns it. Staff turnover has been a lot. When available, they have been very helpful, however I get the feeling they are over worked and underpaid since they are always understaffed when the location is staffed. I have left numerous messages on their voicemail and have never had one returned. The company is a relatively small regional one and getting hold of a person on the phone can be very difficult. The other problem is more of a structural one, in that as nice as the loading area is, it isn’t meant to have more than 7 or 8 groupings of customers utilizing the loading area at one time. It is a very large facility with limited ingress and egress issues. To make matters worse, it is neatly situated behind a very busy gas station/convenience store and both facilities use the same small access way across from the Costco. It can sometimes be a 10 or 15 minute wait (sometimes longer if a gas truck is filling the station) to get to the storage facility entrance which is a couple hundred feet away. The busiest times seem to be weekends and after work hours which are generally the times we need access. Unfortunately the facility has done a good job of filling the spaces hence there always seems to be a logjam of frustrated customers, and no staff to help with the situation. In hindsite, I would have never chosen this location had I noticed these issues. The lack of service coupled with the logistical problems make this facility a nightmare. Not a sermon just my thoughts.

They “highly suggest” you put your unit on autopay and then they raise your rent. Don’t be fooled by the month to month lease, its not a benefit to you, it allows them to raise your rent whenever they want.

I’ll be getting my things out of this crap hole soon. Consider this my written notice. I’ll be calling you tomorrow to make sure you don’t charge my card again. I WILL be out before another payment is due. Like most reviews say, you’ll probably have a great experience when you first go to rent the unit. That makes sense, they want you to give them your money. But once that part is done, you start to realize the negatives. I thought I got a great deal at $74 a month, but four months later it jumped to $138, and then just a month after that to $152. How can the rent of a unit more than double in six months? Needless to say, I’ve tried going up there to talk to them, but there is always a sign on the door saying they will be back. On top of the sudden charge increases with no explanation or notice, the staff avoids helping customers by claiming they are “on break,” even while walking around outside on the phone. They are always on break. That might explain why I never see the same employees working there whenever I do actually catch someone. Lastly, the lack of carts and the condition of the bathroom are unacceptable. There are only three carts, so if people decide to use two at once, you are out of luck. The bathroom is always disgusting; it feels more like a run down rest stop than a storage facility.

A new facility close to COSTCO on West Ox Road so everything is in like-new condition. The problem with this storage company is their penchant to lure you in to rent from them by using a very low monthly rate and then raising that rate whenever they feel like it and as often as they want to. This is according to the contract you signed with them when you first rented. I was told by the manager that there was nothing that I could do to prevent Self Storage Plus from raising my monthly rate by 30, 40, 50, or even 100 percent. There is no rhyme or reason for their monthly increases. This may happen as often as every 3 months, 6 months or 8 months. If you are lucky, they may actually wait a year before raising the rent on your unit. The company never notified me of the impending repeated monthly rate increases and I only found out about them after the fact by looking at my latest credit card bill. The manager of this location is totally on the side of Self Storage Plus and will do nothing to help the customer or have any sympathy to the rapid and non-market based monthly rent increases. The only way you can fight back is to close out your storage unit and move to another storage company like Extra Space Storage in Chantilly, who does not use this “bait and quickly increase” technique but keeps the same monthly rate for longer extended period of times.

When I started renting in July 2024, my monthly rate was $154. In May 2025, it jumped to $214. By December 2025, it increased again to $304. In roughly 18 months, my rent nearly doubled, with no improvements in service, no added value, and no meaningful explanation. This goes far beyond what most people would consider normal or fair. Typical storage facilities raise rates modestly (often 5–10% annually). Instead, I experienced sudden increases of 40%+ at a time. Because moving storage units is costly and logistically difficult, this pricing strategy feels predatory, customers are effectively trapped into paying or dealing with the burden of relocating. I reached out twice request an explanation and a reconsideration of the rate, but have not received any responses. Transparency and fair treatment of long-term customers seem to be lacking here. I would strongly caution others considering this facility: the initial rate may look reasonable, but be prepared for aggressive price hikes with little warning. They never communicated this via email, which they communicate everything else: Invoices, payments due, even insurance policy changes are via email. But “according to Virginia state law” all they have to do is communicate the rent increase via physical letter. Obviously shady practices in an attempt to sneak rent increases under their customers’ noses.

Update: removing an additional star because no one answered the phone at 12:30pm either, and no one called back. Don’t use them if you need a unit within a few days. Charged me for a new unit, then put a lock on it without warning me or giving me the code. Never told me I had to go/speak to the office before utilizing the unit. No one answers the phone after 5pm so I lost a day of moving. Not impressed that I’m charged before gaining access. Will update review after speaking with them later.

How can the rent of a unit more than double in six months? Needless to say, I’ve tried going up there to talk to them, but there is always a sign on the door saying they will be back. On top of the sudden charge increases with no explanation or notice, the staff avoids helping customers by claiming they are “on break,” even while walking around outside on the phone. They are always on break. That might explain why I never see the same employees working there whenever I do actually catch someone. Lastly, the lack of carts and the condition of the bathroom are unacceptable. There are only three carts, so if people decide to use two at once, you are out of luck. The bathroom is always disgusting; it feels more like a run down rest stop than a storage facility.

Update: removing an additional star because no one answered the phone at 12:30pm either, and no one called back. Don’t use them if you need a unit within a few days. Charged me for a new unit, then put a lock on it without warning me or giving me the code. Never told me I had to go/speak to the office before utilizing the unit. No one answers the phone after 5pm so I lost a day of moving. Not impressed that I’m charged before gaining access. Will update review after speaking with them later.

I would give zero stars if I could. This facility is homeless hub and unsafe. After 8 PM, homeless individuals who clearly have access to the property. They use the facility’s dolly to prop the doors open and go in and out freely, even staying overnight. I’ve witnessed people sleeping inside — which is not only against policy, but a major safety and sanitation concern. The management recently doubled the rent for my unit with no justification and no improvements to security or cleanliness. **UPDATE** the manager Deborah called me and claimed that the homeless individuals have been arrested.. complete LIES and BS.. it’s happening and will continue to happen, she offered to lower my rent if I delete my review.

If you value your belongings don’t leave them in this facility. Though I initially gave them a good review at check in, within a few weeks I discovered a major leak in the ceiling of my unit on a Sunday afternoon when there were no employees on duty. After spending 3 hours using a mop and bucket to get up the water from my unit and the adjoining hallway and placing plastic totes to catch water from the numerous continuing leaks (long after the storm ended), I reported the situation straight away to the company via voicemail (they provide no after-hours emergency number) and left a written message on their website. When I reported the problem in person the next day (Monday) to the employee on duty, she was unaware of the situation since she hadn’t checked voicemails or the website. She asked for photos, which I gave her, and said she would use them to file an incident report. She estimated I’d hear back from her management “in about 3 days.” I was never contacted by anyone about it. On checking out about 2 weeks later, I reported all this again in person to the on-duty General Manager, Mr. Fink, who claimed to know nothing about it. He listened dutifully to the story, asked no questions, and seemed apathetic about the situation. He said he was sorry without offering any explanation for the company’s non-response. This place leaks badly and the company doesn’t want to hear about it. I’m giving them 1-star only because zero is not an option.

Though our initial impression of this facility was favorable, we soon realized that it leaks badly and is very poorly run. We visited our storage room on a Sunday after a heavy rain to discover water dripping from the ceiling of our unit and running into the outside hallway. We quickly moved items around within our unit to avoid damage and went home to get a mop and several plastic totes to collect the water. It took 3 hours to clear the water from our unit and the hallway. We also left a voicemail Sunday afternoon with the main office and a written report on the company’s website explaining the problem. When we showed up at the office Monday morning to see what action was being taken the person on duty had not checked the voicemails or the website and was still completely unaware of the problem. She asked for photos (which we provided) so that she could file an incident report but said it likely would take 3 days or more before we’d hear anything from their management. In the meantime, the water continued to drip from the ceiling into the plastic totes for the remaining two weeks of our rental term. At checkout, Mr. Fink, a general manager, claimed no knowledge at all of the problem and said only that he would check into it. If you value your belongings, don’t store them here! See photos after cleanup.

I would give zero stars if I could. This facility management is careless. After 8 PM, it becomes a haven for homeless who clearly have access to the property. They use the facility’s dolly to prop the doors open and go in and out freely, even staying overnight. I’ve witnessed people sleeping inside — which is not only against policy, but a major safety and sanitation concern. I have called the police twice so far, every time I go homeless people are hanging out inside.. On top of all that, the management recently doubled the rent for my unit with no justification and no improvements to security or cleanliness. Absolutely unacceptable. If you’re considering this place — don’t. Look for a facility that actually prioritizes customer safety and maintains basic standards.

Also trying to get a hold of them on the phone is even worse. The worst part is they don’t say what substances . We have things stored in there.
